When you buy a villa in Bali already finished, the price contains the land cost, the construction cost, and above all the margin of whoever developed it. That margin, often 20 to 40% of the price, is the reward for the risk and work of building. Buying ready-made, you pay it to someone else instead of keeping it.
Buying a villa in Bali on the secondary market has one advantage, speed: the property exists, you move in or rent at once. But that advantage costs dearly in yield. For an investor, speed is not the right criterion. The right criterion is the cost price, and it is always lower when you build.
The value of a new villa, once delivered and rented, exceeds its construction cost. That gap is exactly where the yield of a Bali property investment sits. By choosing to build rather than buy a villa in Bali ready-made, you capture this value creation yourself, at resale as in rental.
A rough order of magnitude: a villa built at a certain cost price resells or values clearly above, once it runs with good occupancy. The buyer of a ready-made villa never sees this difference, since it was already pocketed by the developer. Building puts you on the right side of that gap.
The classic objection is risk: building remotely seems more complex than buying a villa in Bali already ready. True, if you are alone. With a developer who coordinates land, legal audit, architecture and site, that risk is carried for you.
